This job was a tenant fit-out of a 170,000-square-foot speculative warehouse which was designed and built by NDBS. The space was split into a 100,000-square-foot van parking area, 60,000-square-foot, air-conditioned packaging space, and 10,000 square-foot of office. The tenant fit-out was a plan and spec job that NDBS helped to value engineer to get into the tenant’s budget. Efficiencies were found in the office ductwork layout, warehouse load capacities, and van parking area equipment consolidation to achieve the tenant’s requirements—while saving cost. Mechanical systems consist of large makeup air units and associated exhaust fans, controlled by CO/ NO2 monitors, (4) packaged RTUs for the air-conditioned warehouse space, and a packaged, VAV office RTU. The job had an extremely fast build timeline which required flexibility of the field crew, multiple manufacture pivots for equipment, and very detailed schedule planning.
