This design-build project included the construction of a nearly 1 million-square-foot distribution warehouse with office space, recycle dock and a truck maintenance facility to expand Dollar General’s service to eastern Nebraska and the surrounding areas. The distribution center includes an owner-provided material handling system throughout the facility and is heated and air conditioned by 5 Johnson-Marcraft heating and cooling air rotation units (ARU), 2 Johnson-Marcraft rotation only air rotation units, and 5 Daikin Comfort DX condensing units totaling 670 tons of cooling. Office spaces were served by a Daikin variable refrigerant volume (VRV) system to provide local heating and cooling with ventilation air supplied by Daikin dedicated outside air units (DOAS) with hot gas reheat.

Prior to this project, Dollar General had utilized the plan and spec construction model. Clayco and NDBS were able to present a design-build value engineering approach that reduced the overall project budget and improved the construction schedule while allowing Dollar General to make design changes during construction without major delays as compared to the previous Dollar General projects.
